PLANNING PERMISSION has been granted for 39 houses in Tulla.

Clare County Council has given the green light for the Woodhaven Developments led project after further information was provided by the Ennis-based construction firm.

In December, Woodhaven Developments Ltd applied to Clare County Council for permission to build thirty nine houses comprised of thirty two two-storey semi-detached dwelling houses, two two-storey detached dwelling houses, four single-storey semi-detached dwelling houses and one detached single-storey dwelling house.

A number of objections from local residents on issues such as border disputes and disruption to neighbouring business O’Halloran Funeral Directors promoted the planning department to request further information in February.

After nearby residents expressed concerns over a potential increase in traffic volume in the area, revised drawings have been submitted featuring “speed tables, ramps and cushions” designed to reduce traffic in the development and make the area safer for pedestrians.

More detailed drawings have also been submitted that clear up the site’s boundary issues as it will no longer be encroaching onto the properties of existing dwellings. “Pointed concrete block walls,1.8m high with precast concrete caps”, will offer a more secure boundary for the development as well as maintaining privacy for those on both sides of the fence.

After granting permission, Clare County Council has issued a number of conditions that the development will be required to adhere to. The stone fencing that surrounds the site will be sourced from local stone as this is “in the interest of visual and residential amenity” according to the planning department. The local authority has also requested that an archaeologist be present during the construction period and that no groundworks be undertaken without their consent.

Construction at the site will be limited to the hours of 08.00 to 18.00 Monday to Friday and 08.00 to 14.00 on Saturdays. Concrete footpaths are to be built throughout the development and any electricity, telephone or broadband cables are to be laid underground rather than being hung from poles.

Woodhaven will also have to pay a contribution of €216,411 to Clare County Council due to the presence of public infrastructure and facilities that will benefit the development.

Construction at the site can now begin as Woodhaven continues to develop housing throughout the county in areas such as Shannon, Ennis and Crusheen.
