A four bedroomed house built in the early 1970s on an elevated site in Lahinch has sold for almost €1m.

Described as a “rare coastal gem”, a new entry in the Residential Property Price Register records that the €986,000 sale of Hy Brazil at Seapark closed on October 7th.

The €986,000 sale price achieved by Sherry Fitzgerald McMahon for its clients is €111,000 more than the guide price of €875,000.

Diarmuid McMahon of Sherry Fitzgerald McMahon said that there were three bidders involved in the ‘competitive’ online auction on August 28th and all business was done in little more than thirty minutes.

Mr McMahon said that Hy Brazil is located two doors down from Thalassa, Seapark, Lahinch which is the only house sale in Clare this year to top the €1m mark when it sold for €1.005m in mid-August.

Mr McMahon said that the vendors were “very happy” with the €986,000 sale price achieved.

He said that it was an estate sale and for the surviving family members involved, the home had a lot of emotion for them over the decades. He said that the home was built in the 1970s.

Mr McMahon credited the impact of Covid changing people’s perception of life and the golf dividend for Lahinch as factors making Lahinch achieve the highest prices in Clare this year for house sales.

He said that another house sale at Circular Rd in Kilkee achieved €900,000 in August.

He said that the house sales in Lahinch and Kilkee demonstrate how special the west coast of Clare is. Mr McMahon cautioned however that development in Lahinch is being stymied by the lack of public water and sewerage infrastructure which means that there is very low availability of new housing in the area.

The sales brochure stated that Hy-Brazil “offers a rare opportunity to acquire one of the most distinctive and sought after coastal residential locations on Ireland’s western seaboard”.

It stated that “set on an elevated site at the heart of Lahinch, this four-bedroom detached property enjoys panoramic views of world-renowned surf breaks, the bustling promenade, the championship golf links, and the Clare hills beyond. On clear days, vistas extend across the bay toward Liscannor village and out over the horizon, offering a living canvas of sea, sky, and light”.

It added that “Hy-Brazil is just minutes from the clubhouse of Lahinch Golf Club, one of Ireland’s most celebrated courses and host venue for the upcoming 2026 Walker Cup, which will bring international prestige to the town. Lahinch is just 60 minutes from Adare Manor, the site of the 2027 Ryder Cup, further reinforcing the region’s global golfing calibre”.
